Does my house type affect the awning design?

Yes — more than most people expect. PJ has some of the most varied housing stock in Selangor. The older SS2 and PJ Old Town terraces often have narrower porches (12–15 ft) with existing reinforced concrete roofs, which limits how much we can cantilever and where posts can go. The Damansara and Kelana Jaya semidees and bungalows typically have wider frontages and more flexibility — these are the jobs where a wide-span Premium C Beam or a two-tier structure makes the most visual impact. Newer terraces in Ara Damansara and Ara Setia often already have developer-issued car porch structures; homeowners there usually come to us for a ceiling upgrade or to extend coverage over the side lane.

Do I need MBPJ approval for an awning?

For a standard car porch or patio awning on a landed residential property, MBPJ generally does not require a separate permit provided the structure is non-permanent and does not exceed certain size thresholds or obstruct setbacks. The practical rule: if it's a freestanding or wall-mounted frame on your own land, doesn't breach your boundary, and isn't enclosed on all sides, you're usually within the permitted development category. Our team checks this at the site measurement stage — we've done enough PJ jobs to know which zones attract stricter scrutiny and where the council has been more lenient in practice. What series makes sense for a PJ home?

There's no single answer, but here's how it tends to shake out by area. For SS2 and PJ Old Town terrace houses where the porch is compact and the budget is practical, the Classic Series from RM 21/sq ft covers the job cleanly. For the wider Damansara bungalow porches where the span matters and the house is already a premium asset, the Premium C Beam from RM 53/sq ft is the appropriate finish standard. Kelana Jaya and Ara Damansara terraces in the middle — a Minimalist Beam at RM 40/sq ft is the most common choice, giving a flat, concealed-fascia look without the bungalow-scale price.

How long does installation take?

For a standard car porch — 150–250 sq ft, single structure — our crew typically completes the job in one day. Larger jobs, multi-structure installs, or anything with an aluminium ceiling upgrade may run into a second day. We confirm the timeline at the site measurement, not after you've already committed.
